Introduction
EC Engineers was engaged by a Brisbane based building company to assist in providing a structural compliance certificate – Form 12 for the design and sign off of structural flooring installation. Our services were engaged to complete a thorough inspection and provide a Form 12 outlining compliance.
Methodology
Our Structural Engineer attended and completed a detailed site inspection of a split-level commercial property located in central Brisbane. Our Structural Engineer was tasked with inspecting the installation of timber floor framing to infill original stairwell void (this included pole plate and floor joists).
Our Engineer completed a thorough inspection including assessing the existing structural components supporting the floor framing. Upon completion of the site inspection our Engineer consulted the Australian Standards 1170 for Structural Design Actions, the Australian Standard 1720 Timber Structures and requirements of the National Constriction Code to ensure regulatory compliance.
Solution/Outcome
Upon completion of the site inspection and thorough research of all information and previous reports provided by our client, EC Engineers was able to issue a Form 12 Aspect Inspection Certificate to confirm the installation of timber floor framing to infill original stairwell void was completed to all required specifications.
By issuing the Form 12 our client has now met all required obligations and achieve council approval via their private building certifier.
