Introduction
EC Engineers was engaged by a local Brisbane based building group to complete a dilapidation survey on a property located in Ashgrove, Brisbane. Our client requested we do a full dilapidation survey/ property condition survey including the interior of the dwelling and exterior.
Methodology
Our client required a full dilapidation report to record the state and condition of the dwelling (external and internal), the rear carport and shed structure, the pool area and surroundings and the tennis court prior to works being undertaken to reinstating a retaining wall and land fill at the rear of the property and any rectification works required.
A full dilapidation survey was completed which included:
- Audio video footage of all the above areas, commenting on findings throughout the inspection.
- A report with photos commenting on any anomalies or findings during the inspection of the above areas.
Solution/Outcome
A detailed dilapidation report was provided to our client which included 45 pages of photos and 35 minutes of video footage. This report and video footage identified pre-existing damage such as:
- Areas of surface rust to the main roof and veranda
- Rust on underside of front bullnose veranda roof
- No stair treads on RH side entry stairs
- Pre-existing cracking in slab at RH side entry near post at base of stairs
- Current excavation of storm water drainage
- Corrosion in bondeck formwork
- Damaged cladding and possible point of water ingress to downstairs storeroom area
- Considerable separation in carport slab
- Significant land slippage at rear of pool area
This dilapidation report will help to protect our client by documenting the condition of this home prior to our client reinstating a retaining wall and land fill at the rear of the property. Our client has taken a prudent step to avoid potential future legal claims after completion of the retaining wall.
